Invest in property renovations and receive 6% with your investment amount in a period of 3 months in return. Basically there are numerous owners of properties who wish to sell their homes at a certain market value, which after valuation has been conducted and concluded to be true value of the said property. The property does not sell because renovations are setting buyers off and the property will end up being in a market for a very long time because the owner does not have available funds to renovate in order to sell, or buyers cancelling the sale. Where we as the selling agent will receive our 6% plus VAT of the total sale amount from the seller.

We will enquire quotations from 3 different contractors to ascertain the required improvement to the property. Then the quotations will predict the package as per table below the renovations will be conducted on. No package will be assigned higher than selling market value of that area.

(b) Low cost-Single unit/house/Land investments

Invest in purchasing a low cost property or land, we will combine your package with the 3 months renovation package. The returns in this investment will entirely be based on the table below, which stipulates the investment amount and returns after all renovations and construction. Renovations shall not exceed the approved package for renovations. Quotations for the renovations combined with purchases shall be within selling market value of properties in the area. This investment is estimated at 5 month which consist of the estimated 3 month of improvement to the property and the selling period, we will always strive to minimize time. Some of these properties involve submitting a plan to local counsel and improving the structure of a building, which is why we will estimate 5 months.

(c) Low cost-Combined unit/house investment

This package consist of those investors who are interested in combining their investment amount to purchase properties in cash to keep as a rental investment. Basically investors will be grouped at a package of the same amount for a period of 6 months.

For example we group investors who are able and are willing to invest R50, 000 per month, each month a property of R300’000 will be purchased cash by CalBus Properties using the R300’000. That property shall be rented out after registration, the proceeds shall be divided and paid to the investors after all expenses for said property are paid including agents commission of 7.5% once off for the term and management fees. On monthly basis until the cycle is complete, thereafter all properties shall be transferred to their rightful owners.

Investors must note that properties will be owned by CalBus Trust, until cycle is completed. Investors are responsible for all transferring fee to trust and to owners. Investors shall pay these fees on demand over and above the set investment figure.

No unpaid or late payments shall be entertained at all. All payments shall be received by no later than the 7th of each month. If payments are not received as stipulated the investor/s will forfeit all contributed amount to that point.

(d) New development-Investment

The property development process requires extensive planning with attention to detail. To ensure a smooth process, your development project must be managed correctly in order to minimise potential risks. By selecting a competent project manager and utilising expert consultants, you can save money and minimise unwanted issues from arising throughout your property development process.

For any one project, CalBus Properties coordinates over 10 different consultants including landscape architects, town planners, civil and hydraulics engineers and architects/building designers.

Combined contribution towards a purchase of land shall be excised in this package as well. Although investment amount cannot stipulated at this point, however this package will not accept anyone with investment less than R500’000.

Below is a brief outline of the property development process.

1. Project Vision

Before taking part in any project, you need to have a project vision. This can be as simple as to grow your property portfolio, or to purchase investment properties at a discounted price.

2. Finding a Site

Finding the right site with the right location is one of the most important stages of a property devel-opment process. The site location and the council zoning will determine the type and number of dwellings that can be constructed on the site.

3. Due Diligence

This is where an extensive study of the site is conducted in order to minimise risk. The study can in-clude researching sales data, soil type testing, and/or determining whether the property is subjected to flooding. Without a thorough due diligence, it is more likely that unfavourable issues may arise further down the track.

4. Schematic Design & Feasibility Study

Our consultant design team and town planners are experts in their field and most importantly they can determine the viability of your project in the early stages of the property development process. Schematic drawings including floor plans and elevations can be made available to determine different design options. With this information, the preliminary feasibility study is prepared for consideration.

5. Purchasing the Site

CalBus Properties will be involved in negotiations and transactions of land purchase. With the skills, knowledge, market data, we will negotiate and obtaining the best price possible for the site. There-fore, you will never pay over the market value.

6. Development Approval

Our consultants’ town planners have extensive experience with smaller property developments in and around Gauteng province. With their knowledge, they are able to determine and advise what documents are required in order to fast track the approval process.

7. Building Approval

Once development approval has been given, we will work closely with our builders, engineers and building certifiers to prepare full documentation for the tendering selection.

8. Tender

CalBus Properties works closely with an experienced panel of quality assured builders. We assist in selecting the most suitable builder, who can build at a fair price, to the right project, at the highest quality of workmanship.

9. Marketing

CalBus shall be the only agency doing the sales/marketing and rental of the project. We have compe-tent real estate agents who specialise in the area. This ensures that the service and price achieved for the property are the highest and best possible for the current market.

10. Construction

During construction, CalBus Properties will conduct regular site visits in order to oversee each and every construction stage to ensure that quality is achieved to its highest level. We maintain a close working relationship with the builder or site supervisor to ensure that the project is completed on time and on budget and that every detail is upheld to the highest degree.

11. Completion - Sell or Hold

Depending on your investment strategy, once your project is completed CalBus Properties and our experienced real estate agents will market your project to potential buyers. We will be involve in sell-ing off plan.
